Buying
a house is the biggest transaction that most of us will ever carry out. It makes
sense to ask an experienced professional to handle the transaction on your behalf.
Ideally, you should contact your solicitor as soon as you think about buying
a home. We are here to help to avoid potential problems and to protect your
interests at every stage of the transaction, from making an offer to taking
possession.
Our charges will depend upon the nature and complexity of the transaction. Please
remember that the cheapest service may not be the best. Apart from solicitor’s
fees, you will have to pay a variety of other expenses when you buy your new
home, such as stamp duty land tax, VAT, Land Registry fees and search fees.
If the property is leasehold (particularly common when buying a flat), we will
check the lease terms and conditions carefully. We will also find out what service
charges and management costs you will have to pay.
We can also advise in relation to related matters, for example:
• If you are buying a home with someone you are not married to, you may
need to enter into a “Deed of Trust” to set out what share of the
property each person owns;
• If you do not have a will, you should consider making one;
• If you have made a will, you may need to update it.
We can advise in relation to all such matters as part of our complete professional
service.
